Property & Amenities

What amenities does the resort currently have?

Roundhouse sits on six acres with 63 units across 10 buildings. On-site amenities include a heated indoor pool, a year-round heated hot tub, a fitness center, a game room with billiards and ping pong, an indoor basketball court, a racquetball court, an outdoor bocce court, horseshoes, cornhole, a giant outdoor chess set, two playgrounds, multiple fire pits, and BBQ grills.

Most units have a full kitchen with cookware (some include a kitchenette), a private patio or balcony, individual heating and air conditioning, a flatscreen TV with Roku, and free Wi-Fi. The Lodge has a stone fireplace common area. On-site laundry (4 washers, 4 dryers) is available around the clock.

Are amenities open year-round?

Yes, amenities are open year-round, though hours may vary by season. The indoor pool and hot tub are heated and run year-round.

What are the pool hours?

Pool hours vary depending on the season. Current hours are posted at the Recreation Center and shared at check-in.

Are amenities ever closed for maintenance?

Yes, amenities may occasionally close for maintenance as needed. We post advance notice at the Recreation Center whenever possible.

Are amenities shared with long-term residents?

Yes, amenities are shared between short-term guests and long-term residents. Everyone on property has full access.

Is there a spa at Roundhouse Resort?

The "& Spa" in our name refers to our large heated hot tub, which runs year-round and is included with every stay. We do not currently operate traditional spa services like massage, facials, or treatments on property.

Is the pool heated?

Yes. The indoor pool is heated and open year-round. The hot tub is heated too.

Are there fitness facilities on-site? Is the fitness room open 24/7?

Yes. The fitness center has cardio equipment (treadmills and ellipticals) under vaulted beam ceilings. Fitness room hours align with the pool and other amenity hours rather than running 24 hours. Guests must be 16 or older to use it.

What is included in the unit rental?

Most short-term units come with a full kitchen (stovetop, oven, full-size fridge, microwave, coffee maker, cookware, and dishes); some units have a kitchenette instead. Every unit has a private patio or balcony, a flatscreen TV with Roku for streaming, individual heating and air conditioning, and free Wi-Fi. Linens, towels, and basic toiletries are provided. Access to all resort amenities is included with your stay.

Yes. Linens, towels, and basic kitchen essentials are provided in every short-term unit.

Do units have full kitchens or kitchenettes?

Most units have full kitchens. Some units include a kitchenette instead. The unit description on the booking page lists what comes with each floor plan.

Are TVs and streaming services available?

Yes. All units include flatscreen TVs with Roku, so you can sign into your own streaming accounts (Netflix, Hulu, Disney+, YouTube, etc.) during your stay.

Do units have heating and air conditioning?

Yes. Every unit has both heating and air conditioning. At 7,200 feet, heating gets the heavier workload most of the year and AC is mainly used on warm summer days.

Can I control the temperature in my unit?

Yes. Each unit has individual temperature control, so you can set the climate to your preference.

Are fireplaces available in the units?

No. Units do not include fireplaces. The Lodge has a stone fireplace common area open to all guests and residents.

Is there Wi-Fi available?

Yes. Complimentary Wi-Fi is included in every unit. See the Wi-Fi speed question under Operations & Services for current speeds.

Is there construction currently happening at the property?

Yes. Facility improvements are underway and expected to wrap by the end of May 2026. Any work happens on weekdays between 8 AM and 5 PM. Guest-facing amenities remain open, and we do our best to keep noise away from occupied buildings.

Pets & Families

Are pets allowed at Roundhouse?

Pets are not permitted for short-term stays. For long-term residents, pets may be approved with applicable fees and restrictions. Long-term tenants can bring house-trained pets under 50 lbs, with a one-time $500 non-refundable cleaning fee at move-in plus $25 per month per pet.

Service animals are always welcome at no fee. Please mention service animals at the time of booking.

Are there breed or weight restrictions for pets?

Yes. Restrictions apply for long-term residents (including a 50 lb weight cap). Please contact the office at (928) 332-3474 for the full breed and weight policy.

Is there a pet fee or deposit?

Yes. Approved pets for long-term residents require a one-time $500 non-refundable cleaning fee at move-in plus $25 per month per pet.

Are there designated pet areas?

There are no designated pet areas on property, and pets are not permitted inside the Recreation Center.

Is the resort family-friendly? Are there activities for kids?

Yes. The property has two playgrounds, a family lounge, a giant outdoor chess set, cornhole, horseshoes, a bocce court, fire pits, and BBQ grills. The game room has billiards and ping pong. The indoor pool is heated and open year-round. Many families have been coming here across multiple generations.

Outside the resort, families have easy access to the White Mountain Nature Center, Fort Apache Historic Park, hiking on the Railroad Grade Trail, fishing at more than 20 lakes within 45 minutes, and Sunrise Ski Area in winter.

Do you have meeting or event spaces for groups?

We regularly host group stays across multiple units and have outdoor gathering areas that work for informal events (fire pits, BBQ patio, bocce court, lodge common area). A dedicated indoor event space at our Depot building is under evaluation. For group block inquiries, family reunions, or corporate retreats, call (928) 332-3474.

Short-Term Booking

What are the check-in and check-out times?

Check-in is 3:00 PM. Check-out is 11:00 AM, Arizona time. Early check-in and late check-out are subject to availability. Ask the front desk when you arrive or message us ahead of your stay.

What is the cancellation policy?

Cancel 30 or more days before check-in for a 50 percent refund of the nightly rate including fees. Within 30 days of check-in, or for early departures after arrival, the full rate is charged. If you're booking months ahead, travel insurance is worth it.

Is there a minimum stay requirement?

Minimum stays vary by unit and season. Off-season stays are typically 2 to 3 nights. Major holidays and peak summer or ski weeks carry longer minimums. Exact minimums show at checkout when you pick your dates.

What are the current room rates?

Do you offer any packages (ski, fishing, family)?

Seasonal packages are in development, including Ski & Stay, Fishing Retreat, and Family Mountain Getaway. Bookable packages are listed on the short-term booking page as they go live. For details on a package not yet shown online, call (928) 332-3474.

What fees should I expect (resort fee, cleaning, taxes)?

Additional fees such as a resort fee, cleaning fee, and applicable taxes will be added to your reservation at checkout.

Is the resort fee included in the advertised rate?

No. The resort fee is not included in the advertised nightly rate and will be added at checkout.

Are incidental holds or a security deposit required?

Yes. An incidental hold may be placed on the credit or debit card provided at check-in.

What forms of payment do you accept?

We accept credit and debit cards only. Cash is not accepted.

Do you offer discounted extended stays?

Yes. We offer discounted rates for extended stays based on length of stay, availability, and season. Call the front desk at (928) 332-3474 for a quote.

What is your policy for early departure?

Refunds are not provided for early departure. Guests are responsible for the full reservation amount once the stay begins.

Long-Term Rental

What are the lease terms for long-term rental?

Leases are flexible. Standard term options are 3, 6, 12, and 24 months. To schedule a tour or apply, visit the long-term page or call (928) 332-3474.

What is included in long-term rent?

All long-term units are fully furnished, with beds, a couch, a dining set, a TV with Roku, and a stocked kitchen. Every unit includes a private patio or balcony, individual heating and AC, free Wi-Fi, and full access to every resort amenity at no additional cost.

Is renter's insurance required?

Yes. Renter's insurance is required with a minimum coverage of $100,000.

What is required to apply for long-term housing?

Applicants must complete an application and screening process and provide proof of income (approximately 3x the monthly rent). Upon approval, a security deposit and move-in costs are required before the lease starts.

Can I transition from a short-term stay to a long-term lease?

Yes. Transitioning from a short-term stay to a long-term lease is possible based on availability and completion of the application and screening process. Talk to the front desk before your short-term stay ends so we can start the application.

What is the security deposit amount?

Security deposits typically range from 1 to 1.5 times one month of rent, depending on unit type and lease length. Contact the leasing office for a specific quote.

Is there a long-term apartment waiting list? How long is the wait?

Availability changes week to week. Some floor plans are open immediately; popular layouts may carry a 1 to 3 month waitlist during peak seasons. Call (928) 332-3474 to check live openings and add your name to the priority list.

Can I sign a lease as a long-term resident? What does that mean for my address?

Yes. Long-term residents sign a standard Arizona residential lease and receive a real physical mailing address at the resort. You can use it for mail delivery, employment and tax records, voter registration, and other documentation that requires a permanent address. The lease is a binding agreement under Arizona residential landlord-tenant law.

Location & Activities

What outdoor activities are available near Roundhouse?

You have access to more than 200 miles of trails for hiking and mountain biking, including the 21-mile Railroad Grade Trail built on the old Apache Railway rail bed. Within a 30 to 60 minute drive there is Sunrise Ski Area, 20-plus fishing lakes and streams (trout, bass, and trophy walleye), golf at Pinetop Lakes Golf & Country Club, horseback riding at Pinetop Lakes Stables, and scenic drives to the Mogollon Rim.

How far is Roundhouse from Sunrise Ski Area?

About 35 minutes by car. Sunrise Park Resort is Arizona's largest ski area, with 65 runs across three mountains, a tubing hill, and a ski school for kids and adults. In winter it is the main reason many guests book a mountain stay.

What is the nearest airport?

Show Low Regional Airport (SOW) is about 13 miles and a 20 minute drive from the resort, with limited regional service. Most guests fly into Phoenix Sky Harbor International Airport (PHX), which is about 189 miles and a 3.5 hour drive south.

What is the elevation at Roundhouse, and how should I prepare?

The resort sits at 7,200 feet in Arizona's White Mountains. If you are coming from a lower elevation (Phoenix, for example, is around 1,100 feet), you may feel mild effects on the first day, like shortness of breath on stairs or a light headache. Most guests adjust within 24 hours.

Drink a lot of water and ease up on alcohol the first evening. Eating normal meals helps your body adjust. If you are hiking high-elevation trails, take it slower than you would at home.

Are there grocery stores or restaurants nearby?

Yes. Grocery stores and restaurants are a short drive from the property in Pinetop-Lakeside and Show Low. We also keep vending machines with select essentials on-site for quick grabs.

How far is the property from local attractions?

Most attractions are within a 30 to 45 minute drive, depending on your destination. See the Things to Do page for specific drive times to lakes, trails, and Sunrise Ski Area.

Is there cellphone service on the property?

Yes. Cell service is available on property, though signal strength may vary by carrier. Wi-Fi calling is a reliable backup since free Wi-Fi is included in every unit.

Do you provide snow removal in winter?

Yes. We have a contracted snow removal service to maintain safe conditions throughout the winter season.

Operations & Services

Is Wi-Fi included? What is the speed?

Yes. Free Wi-Fi is included in every short-term booking and long-term lease. Fiber internet is being installed across the property in May 2026, which will bump speeds up substantially. For current speed at your unit, call the front desk at (928) 332-3474.

Do you provide housekeeping during my stay?

No. We do not provide housekeeping during your stay. Your suite is entirely yours for the length of your booking. For extended stays, on-site washers and dryers are available so you can wash sheets, towels, and clothes whenever you need to. Laundry supplies are sold from on-site vending machines.

Is there laundry available?

Yes. On-site laundry is open 24 hours a day and has 4 washers and 4 dryers. Pricing is $2.75 per wash and $2.75 per dry. Laundry supplies are available from on-site vending machines. Select long-term floor plans also include in-unit washer and dryer hookups.

Is electric vehicle (EV) charging available?

EV charging is currently being evaluated, with a target completion date of June 30, 2026 (pending federal tax credit deadline alignment). For the latest status and expected availability, call (928) 332-3474.

Do I need to check in at the front desk?

Yes. Our front office is located inside the Recreation Center. Stop in when you arrive and we'll get you set up.

Do you offer after-hours check-in?

Yes. We offer after-hours check-in and will provide your door code prior to arrival, so you can head straight to your unit even if the office is closed.

How do I access my unit?

You will receive a secure door code for entry. The code is good for the length of your stay.

What if I don't receive my door code?

Please call our office at (928) 369-4848 and we'll get you a code right away.

Can I request additional towels or supplies?

Yes. Additional towels and supplies may be requested at the front desk and are provided based on availability and length of stay.

Is there an additional cost for extra cleaning?

Yes. Additional or unscheduled cleanings may incur a fee. Ask the front desk for current pricing before booking the service.

Parking

Is parking free?

Yes. Parking is free for all guests and long-term residents.

Is parking assigned?

Each unit includes one assigned parking space. Additional spaces are first come, first served.

Are oversized vehicles or trailers allowed?

Oversized vehicles or trailers may be accommodated with prior approval, based on availability. Call the front desk before you arrive so we can confirm space.

Is there snow-season parking guidance?

Yes. Snow-season parking guidelines will be provided during your stay or upon request, so plows can clear the lot safely.

Policies

What are your quiet hours?

Quiet hours are observed daily from 10:00 PM to 8:00 AM, Arizona time.

Is smoking allowed?

Smoking is not permitted inside any units. A designated outdoor smoking area is available on property.

What happens if something is damaged during my stay?

Guests are responsible for any damage caused during their stay. Charges may apply depending on the extent of the damage. If something breaks or gets damaged, let the front desk know right away so we can sort it out together.

What happens during weather-related disruptions?

Weather conditions are outside our control. Guests are encouraged to plan accordingly and consider travel insurance, especially in winter when mountain weather can shift quickly.

What happens during power outages?

Our team will work with the local utility provider to restore service as quickly as possible. Power outages are outside our control.

Do you have backup internet or a generator?

No. We do not currently offer backup internet or generator service.
