By booking a stay at Roundhouse Resort & Spa, you agree to the following terms and conditions. Please read them carefully before making your reservation.

Short-Term Rental Agreement

The following terms apply to nightly and weekly vacation rentals.

Cancellation Policy

• 50% Refund: Guests who cancel 30 or more days before check-in will receive a 50% refund of the nightly rate, including all fees.
• No Refund: Guests who cancel less than 30 days before check-in or depart early will be charged the full rate.

We strongly recommend purchasing travel insurance for your trip.

Check-In & Check-Out

• Check-in: After 4:00 PM local time
• Check-out: Before 10:00 AM local time

Early check-in or late check-out may be available upon request and is subject to availability. Late checkout without prior approval may result in a fee of up to one night's rental.

Occupancy

The number of guests staying in the unit cannot exceed the maximum occupancy listed for that unit type. All guests must be registered at the time of booking. Undeclared guests may incur a fee of $50 per person per day.

Age Requirement

The primary guest making the reservation must be at least 21 years of age and must be present for the duration of the stay.

House Rules

Quiet Hours

Quiet hours are from 10:00 PM to 7:00 AM. Please be respectful of other guests and neighboring properties. This is a family-friendly resort in a residential area.

Smoking Policy

No smoking, vaping, or use of illegal substances is permitted anywhere on the property, including inside units, on patios, balconies, or common areas. Violation of this policy will result in a cleaning fee of up to $300.

Pet Policy

Pets must be pre-approved at the time of booking. Only house-trained pets under 50 pounds may be considered. A pet fee will be agreed upon based on your pet's specifics. Unapproved pets or violations of pet rules may result in fees up to $100 per incident.

Service animals are welcome and are not subject to pet fees. Please inform us at the time of booking.

Pool & Amenity Rules

• Pool hours are posted at the pool area. Please observe posted hours
• Children under 14 must be supervised by an adult in the pool and hot tub area
• No glass containers in pool area
• Shower before entering pool or hot tub
• Fitness center is for guests 16 and older

Parking

Each unit includes designated parking. Oversized vehicles, trailers, and RVs must be pre-approved. Please do not park in fire lanes or block other guests.

Guest Responsibilities

Damage & Liability

Guests are financially responsible for any damage to the unit or resort property beyond normal wear and tear. Please report any damage or maintenance issues immediately. We reserve the right to charge the credit card on file for damages discovered after checkout.

Checkout Requirements

Before checking out, please:

• Wash and put away dishes
• Bag and remove trash to the designated dumpster
• Leave used towels in the bathroom
• Return furniture and remotes to their original positions
• Close and lock all windows and doors
• Turn off lights and HVAC
• Return keys (if applicable)

Units left excessively dirty or requiring extensive cleaning beyond normal turnover may incur a cleaning fee of up to $140.

Lost & Found

We are not responsible for items left behind. If you believe you left something, contact us within 7 days. We will attempt to locate the item and arrange return shipping at your expense.

Long-Term Rental Agreement

Monthly rentals are subject to a separate lease agreement. Terms including security deposit, rent due dates, lease duration, and termination policies will be provided during the application process through RENTCafe. Contact our leasing office for details.

Commercial Use

No commercial photography, filming, or events are permitted on the property without prior written approval from management.

Limitation of Liability

Roundhouse Resort & Spa is not liable for any injury, loss, or damage to persons or property during your stay, except where caused by our gross negligence. Use of all amenities is at your own risk.

Governing Law

These terms are governed by the laws of the State of Arizona. Any disputes arising from your stay shall be resolved in the courts of Navajo County, Arizona.

Changes to Terms

We reserve the right to modify these terms at any time. Changes will be posted on this page. The terms in effect at the time of your booking will apply to your stay.
