Terms & Conditions

By leasing an apartment at Roundhouse Residences, you agree to the following terms and conditions in addition to the standard Arizona residential lease executed at move-in.

Lease Agreement

All occupancy at Roundhouse Residences is governed by a written residential lease agreement under Arizona landlord-tenant law. Terms including security deposit, rent due dates, lease duration, late fees, and termination policies are documented in your lease. Applications and screening are processed through RENTCafe (Yardi).

Application & Screening

Applicants must complete an application and screening process and provide proof of income (approximately 3x the monthly rent). Upon approval, a security deposit and move-in costs are required before the lease starts.

Renter's Insurance

Renter's insurance is required for every resident with a minimum of $100,000 in personal liability coverage. Roundhouse Residences must be named as an additional interested party on the policy. Proof of coverage is required before move-in and must be maintained for the duration of the lease.

House Rules

Quiet Hours

Quiet hours are from 10:00 PM to 7:00 AM. Please be respectful of other residents and neighboring properties. This is a family-friendly community in a residential area.

Smoking Policy

No smoking, vaping, or use of illegal substances is permitted anywhere on the property, including inside units, on patios, balconies, or common areas. A designated outdoor smoking area is available on property. Violation of this policy will result in a cleaning fee of up to $300.

Pet Policy

Residents may bring approved house-trained pets under 50 pounds, with a one-time $500 non-refundable cleaning fee at move-in plus $25 per month per pet. Breed restrictions apply. Contact the leasing office for the full policy.

Unapproved pets may result in fees up to $100 per incident plus removal. Service animals are welcome at no fee. Please disclose service animals on your application.

Pool & Amenity Rules

• Pool hours are posted at the pool area. Please observe posted hours
• Children under 14 must be supervised by an adult in the pool and hot tub area
• No glass containers in pool area
• Shower before entering pool or hot tub
• Fitness center is for residents 16 and older

Parking

Each unit includes one assigned parking space. Additional spaces are first come, first served. Oversized vehicles, trailers, and RVs must be pre-approved. Please do not park in fire lanes or block other residents.

Resident Responsibilities

Damage & Liability

Residents are financially responsible for any damage to the unit or community property beyond normal wear and tear. Please report any damage or maintenance issues immediately. Damages may be deducted from the security deposit and/or billed under the lease.

Move-Out Requirements

Move-out terms and inspection procedures are documented in your lease. Residents are responsible for returning the unit clean and in the condition received, less reasonable wear and tear. Units left excessively dirty may incur a cleaning fee.

Commercial Use

No commercial photography, filming, or events are permitted on the property without prior written approval from management.

SMS Text Messaging Terms

By checking the SMS opt-in box on a Roundhouse Resort & Spa form (or by texting us first), you agree to the following SMS terms:

• Program Description: Roundhouse Resort & Spa operates a mixed-use SMS program. Messages may include tour confirmations, waitlist availability notifications, lease application and renewal updates, service updates, occasional promotional offers (new unit availability, seasonal promotions), and internal staff alerts triggered by inbound calls.
• Consent: Opt-in is collected via an unchecked checkbox on our website forms (Join the Waitlist, Schedule a Tour) or by texting our published number first. Consent is not a condition of any application, lease, tour, or other service. Staff members opt in via a signed acknowledgment during employment onboarding.
• Message Frequency: Message frequency varies based on your activity and the nature of the communication. Typical frequency is 1 to 4 messages per month.
• Message and Data Rates: Message and data rates may apply. Check with your mobile carrier for details about your plan.
• Opt-Out: Reply STOP to any message to unsubscribe. You will receive one confirmation message and no further messages will be sent, except as required to respond to transactional requests you initiate.
• Help: Reply HELP for assistance, or contact us at (928) 332-3474.
• Supported Carriers: Our messaging program is compatible with major U.S. carriers, including AT&T, Verizon, T-Mobile, Sprint, and U.S. Cellular. Carriers are not liable for delayed or undelivered messages.
• Privacy: Your mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. See our Privacy Policy for full details on how we handle your information.

Limitation of Liability

Roundhouse Resort & Spa is not liable for any injury, loss, or damage to persons or property arising from use of the property or amenities, except where caused by our gross negligence and except as required under Arizona landlord-tenant law. Use of all amenities is at your own risk.

Governing Law

These terms are governed by the laws of the State of Arizona, including the Arizona Residential Landlord and Tenant Act. Any disputes arising from your tenancy shall be resolved in the courts of Navajo County, Arizona.

Changes to Terms

We reserve the right to modify these terms at any time. Changes will be posted on this page. The terms in effect at the time you sign your lease (and any subsequent renewal) will apply to your tenancy.
